Assessment

Assesses the status and baseline conditions of new or ongoing projects. Reviews the available information, studies, risks and gaps in order to define a course of action.

Site conditions

Topography, geotechnical conditions, existing infrastructure, and regulatory context.

Initial risks

Early identification of technical, regulatory, and constructability constraints.

Required studies

Definition and coordination of the necessary complementary technical studies.

Integrated assessment

Consolidation of findings, risks, and pending decisions into an initial course of action.

M1

Definition

Defines the technical basis and the highest-impact decisions regarding scope, cost, and feasibility before project development begins.

Design basis

Shared scopes, criteria, and guidelines for all disciplines.

Alternatives assessment

Technical and economic comparison of foundations, systems, and construction methods.

Critical interfaces

Early definition of the relationships among architecture, structure, building systems, and construction.

Documented judgment

Record of the alternatives assessed and the rationale for the decisions adopted.

M2

Integration

Integrates and coordinates the disciplines’ designs using BIM methodology, in line with what was defined in M1; anything that requires revisiting a criterion goes back to M1.

Coordinated information

Consolidation of current drawings, models, specifications, and criteria.

Multidisciplinary review

Periodic review of progress and decisions across disciplines.

Clash management

Identification, assignment, and tracking of conflicts between systems.

Change control

Documented incorporation of adjustments arising from coordination.

M3

Constructability

Tests the whole against actual construction conditions, and consolidates and delivers coordinated models and construction drawings; each specialist retains authorship of and technical responsibility for their discipline’s design.

Sequences and means

Review of access, resources, procedures, and planned construction sequences.

Critical details

Review of connections, transitions, and points of greatest complexity.

Quantities and costs

Review of consistency among the integrated project, quantities, and budget.

Coordinated construction deliverables

Models, construction drawings, specifications and scopes, coordinated to support procurement and construction.

Transfer

This marks the handover from technical definition to construction. Project management leads construction, while site supervision verifies and monitors the works within its scope; both are appointed by the client. CIM hands over the integrated technical basis and may continue through M4.

Transfer package

Documentation, criteria, pending items, and responsibilities clearly identified.

Responsibilities

Definition of roles and decision paths for the construction stage.

Operational control

Project management assumes responsibility for schedule, budget, contracting, procurement, and on-site coordination; site supervision verifies and monitors the works within its scope.

Technical continuity

CIM remains available in M4 to analyze decisions that affect the integrated technical basis.

M4

Support

At the client's request, CIM supports project management and site supervision as a strategic technical resource during construction.

CIM’s technical support

Provide technical support at milestones agreed with the client.

Analyze changes and adjustments that affect the integrated technical basis.

Compare alternatives for decisions of particular complexity.

Review specialized reports and technical issues.

Document recommendations and their rationale.

Responsibilities of the construction team

Project management administers contracts, schedule and budget.

Site supervision verifies and monitors the works on site within its scope.

The contractor carries out the works and is responsible for their execution.

Designers retain responsibility for their designs.

CIM integrates technical judgment and supports high-impact decisions; each participant retains their contractual and technical responsibilities.
